With a contemporary interior, convenient location and spacious layout, Rosenwyn offers a superb base for an extra special holiday in St Ives. Perfect for families or groups of friends, this newly-built property is well-equipped throughout and is set over three floors with three bedrooms, two of which are en-suite. Beautiful sea views towards Godrevy Lighthouse can be enjoyed from the master bedroom on the top floor. The house is attractively furnished and has a bright and airy open plan living, dining and kitchen area on the ground floor, which opens onto a landscaped terraced garden with dining table and chairs, BBQ and a dolls house for children.
Entrance through front door into hallway area with staircase. The door on your right leads into the spacious open plan lounge/kitchen/diner. The large kitchen area has a double electric oven, gas hob, microwave, fridge/freezer, dishwasher, washing machine, tumble dryer and breakfast bar. The dining area has a dining table with six chairs, two seater sofa and sliding doors to the side of the property. The lounge area has two sofas, coffee table, Smart TV and sliding doors to the enclosed garden. There is also a handy cloakroom on the ground floor with basin and WC. The ground floor also benefits from underfloor heating.
Stairs lead up to the first floor landing. Bedroom 1 with 5ft kingsize bed, bedside units, fitted wardrobe, armchair, garden view. En-suite with walk-in shower, heated towel-rail, basin and WC. Bedroom 2 with two 3ft single beds, bedside units, fitted wardrobe and sea glimpses. There is also a family bathroom on the first floor with bath with shower over, heated towel-rail, basin and WC. A further set of stairs lead to the top floor master bedroom with 5ft kingsize bed, bedside units, chest of drawers, free-standing clothes rail, sea views towards Godrevy Lighthouse. En-suite with shower cubicle, heated towel-rail, basin and WC.
Outside there is an enclosed rear patio with alfresco dining area and Grillman BBQ. Steps lead up to the enclosed garden area which is lawned and has a children's playhouse at the top. There is a large driveway to the front of the property with parking for up to three medium-sized cars.
Changeover Day: Friday - arrival 3:00pm - departure 10:00am.
Power and Heat: Electricity and heating included in the rent. Gas-fired central heating with underfloor heating on ground floor.
Bedding and Linen: Bed linen and towels provided, please bring your own beach towels.
Baby Equipment: Travel cot and highchair provided, but no cot linen.
Pub: 0.5 ml. Beach: 0.6 ml. Shop: 0.1 ml.

A short walk into St. Ives but in a quiet location where you can relax. The property had everything needed and plenty of car parking which was a bonus.
St Ives is one of Cornwall's top destinations and a beautiful seaside town where visitors can enjoy a traditional beach holiday with a twist. It's easy to understand why the town has been attracting painters, sculptors and ceramists for decades with its stunning scenery and natural quality of light- one of only four Tate Galleries in the world is located here in the heart of the town. The town itself arcs around the working harbour- the heart of the historic fishing community. You could lose yourself for hours in the charming cobbled streets which are crammed with gift and craft shops, art galleries, top notch restaurants and welcoming local pubs- a real treasure trove just waiting to be explored!
St Ives also has four fabulous beaches, Porthmeor, Porthgwidden, Harbour beach and Porthminster which between them offer miles of golden sand and hours of building sand castles, playing in the rock pools and other family friendly activities. Dogs are welcomed out of season. Throughout the year, St Ives has a busy event calendar including the St Ives Food & Drink Festival in May and a Music & Arts Festival in September.
