No. 7 Tom’s Yard, a semi-detached Eco house in the pretty coastal town of St Ives, offers spacious and flexible accommodation over three floors, parking for 2 cars and enclosed gardens surrounded by trees, providing the perfect place to relax and unwind. No. 7 is one of 8 Eco Houses built around a yard at the top of Higher Stennack in St Ives.

The bustling harbour front of beautiful St. Ives is within easy walking distance (20 mins) from the house and offers a wide range of things to see and do, including, The Tate, The Leach Pottery, Barbara Hepworth Museum, fabulous beaches and numerous great pubs and restaurants. The coastal path can be joined via a 15–20 minute scenic walk from the house.  There is a handy bus service which operates from just across the road and will have you in the town within 10 minutes. There are taxi services to and from the town too, which is good to know if you don’t want to walk back up the hill after a relaxing day on the beach or maybe an active day surfing. If there are any skateboarders in the family, they will be keen to know that the innovative and ground-breaking St Ives Skate Park is only a quarter of a mile from the house. If horse riding is of interest, the Penhalwyn Trekking Centre is only just over a mile away. So many things to do, or you can just stop, relax, and have that well-deserved break.

This house and its flexible layout will particularly appeal to families with older children, multi-generational families or couples travelling with friends.

Ground Floor:

Studio apartment/Chill out Lounge

This flexible space is great as a Chill out Lounge or as a studio apartment if holidaying with friends or older relatives who would like their own private space.

Large chill out lounge and kitchenette; Open plan lounge/chill out room with wall mounted Smart LED TV with Netflix installed, 2 armchairs, occasional chair and beanbags. Small table and chairs for 2-4, perfect for playing boards games or having a quick snack. Kitchenette with sink, double electric hob, kettle and Tassimo coffee machine. Double glass doors (curtained) lead to bedroom 1 with large ensuite shower room.

Bedroom 1: Double bed, bedside tables,  open unit for hanging clothes, chest of drawers and chair.  Ensuite Shower Room: Large shower room with quadrant shower, hand basin and WC. Heated towel rail.

Utility Room: Bosch Washer/dryer, clothes drying rack and Eco henry hoover. Iron, ironing board, laundry basket. Heated towel rail (optional use).

Open plan First Floor: 

Lounge/Dining Area: 65" Smart Qled TV with Netflix, comfy seating for 6, side table with Bluetooth speaker and USB charger. Large extendable dining table, Eco Biomass wood pellet fuel stove (optional use for Autumn and winter months or by prior request). Access to raised decked area.  

Kitchen: Light and airy, well equipped kitchen. Breakfast bar with two stools ,overlooking front of house - perfect for watching the world go by. Beko single electric oven and induction hob, Integrated fridge, freezer and microwave, Breville active blender, a Tassimo Bosch coffee machine and Bosch skyline eco kettle.

2nd Floor;

Study/Office: Your own private room to catch up on emails, study or work from home, with desk and office chair. Monitor, keyboard, mouse and laptop connector cable provided.  

Bedroom 2: Double bed with USB sockets either side, built in wardrobes, chest of drawers, bedside tables, dressing table and chair. Ensuite Shower Room: Shower cubicle with rainfall and handheld shower, hand basin and WC.

Bedroom 3: 2 x 2"6' singles (King size zip and link bed on request, please select at time of booking), USB sockets, bedside tables, built in wardrobe, chest of drawers, dressing table and chair.

Hairdryers and linen baskets provided in each bedroom.

Family Bathroom:  Bath with rainfall and handheld shower over bath, hand basin and WC.

Pets: Sorry no pets

Parking: Parking for two regular sized cars, parked in tandem alongside the walled garden.

Outside: This property benefits from 3 outdoor areas; Front of House; A paved and gravel pathway leads from the property’s parking spaces, alongside the raised walled garden to the front of the house. The seating area (a bistro set for 2) catches the glorious morning and late afternoon sun. Please note this not an enclosed area. Side Ground Floor Enclosed Garden; Access to this garden is via a gate to the side of the house. It is a good sized paved courtyard patio framed with a pretty walled raised garden. Dining table and seating for 6. Raised decking (first floor); Accessed from the first floor lounge via double doors, with comfortable garden lounge furniture, there is a bolted security gate on the decking. The raised garden areas are not suitable for walking on, best viewed from the lovely patios and decking.

Heating: A Biomass eco stove for optional use (primarily in autumn & winter months and by request) The biomass stove heats the water, bathroom towel rails and ground floor radiators. Solar thermal roof panels assist with heating the water. A heat recovery system controls the ventilation of the building. Wall mounted energy efficient electric preprogramed radiators installed throughout the house. (The ground floor has 2 types of radiators, electric and biomass stove heated so if the biomass stove is on, we will turn off the electric radiators.)  

Please Note:  If you wish to use the stove, just request this in advance so that we can provide instructions for use, and we will prefill the stove hopper with biomass fuel, (wood pellets) ready for instant use and provide access to further supplies of biomass fuel. We will supply you with biomass fuel at no charge (maximum of 1 bag a day) Please note that wood pellets will need to be carried up the stairs from the dry store in the garden- a bag and bucket will be supplied to assist you with this. When turned on, the biomass fuel stove will need to be kept topped up with fuel.

Notes:  Superfast BT broadband. Disposable BBQ's not permitted. No Smoking. As there are some steep steps and raised areas in the garden children should be supervised.

Great location, not just for St Ives main town & beaches but for exploring Cornwall, with easy access to Lands End, Lizard, Penzance. etc Very spacious and airy house and feels secluded despite having neighbouring properties nearby. Although the house isn’t in the main centre of St Ives, it is pleasantly away from the madding crowds, and it is an easy walk into town and beaches. Coming back up the hill could be a struggle for some, but we happily walked it. There are numerous taxis at very affordable rates if needed, which we used after having some evening drinks. It has been decorated to a high standard and consideration has been given to eco friendly contents where possible. We love the eco pans and have to go buy some for ourselves!

St Ives is one of Cornwall's top destinations and a beautiful seaside town where visitors can enjoy a traditional beach holiday with a twist. It's easy to understand why the town has been attracting painters, sculptors and ceramists for decades with its stunning scenery and natural quality of light- one of only four Tate Galleries in the world is located here in the heart of the town. The town itself arcs around the working harbour- the heart of the historic fishing community. You could lose yourself for hours in the charming cobbled streets which are crammed with gift and craft shops, art galleries, top notch restaurants and welcoming local pubs- a real treasure trove just waiting to be explored!

St Ives also has four fabulous beaches, Porthmeor, Porthgwidden, Harbour beach and Porthminster which between them offer miles of golden sand and hours of building sand castles, playing in the rock pools and other family friendly activities. Dogs are welcomed out of season. Throughout the year, St Ives has a busy event calendar including the St Ives Food & Drink Festival in May and a Music & Arts Festival in September.
