Located off the slipway to the surfing beach at Porthmeor, it is just a few steps to the sand and a few minutes walk to the town or the coastal walks. There are sea views from the living area.

Living room area with sea view, TV, DVD player, CD player and ipod dock, double futon bed, pine dresser, chest of drawers and dining furniture. Well equipped open-plan kitchen including electric cooker, microwave, fridge, washer/drier and waste disposal unit. Bedroom with 2 x 3ft beds, bedside storage and large fitted wardrobe. Both lounge & bedroom have a side view to Porthmeor Beach. Bathroom including shower over bath, 2 wash basins, wc, heated towel rail & wall heater. Entrance hall with 2 large storage cupboards, airing cupboard and surf board storage. There is a laundry room on site.

Changeover Day: Friday - arrival 7:00pm - departure 9:00am.
Power and Heat: Electricity included in rent; plug in heaters and towel rail.
Bedding and Linen: Bed linen and towels provided, please bring your own beach towels.
Baby Equipment: Not provided but may be hired.
Shop: 0.1 mls. Pub: 0.2 mls.

NOTES: No smoking. No pets. There is a laundry room available on site. Mobile phone reception varies. On-site parking for 1 car in secure communal garage. Space No. 49 (approx 15ft L x 6ft 6in W).

Access Statement

PROPERTY NAME: 49 St Nicholas Court


PARKING: Space 49 in the shared garage.

ACCESS TO PROPERTY: Unload on the slipway off Porthmeor Road outside the entrance to the property. Do not leave your car unattended. Alternatively you can load/un-load from your allocated parking space in the private St Nicholas Court car park.

PROPERTY ACCESS: Please note that Flat 49 is accessed from the side of St Nicholas Court fron the Slipway to Porthmeor Beach. Walk down tarmac slipway (slightly uneven) to front communal entrance door on the right. 2 Steps up to shared hallway. No handrail. No further steps to enter flat.


STAIRS/STEPS: There are no internal stairs.

FLOORING: Carpet flooring throughout except in the bathroom and kitchen which have lino flooring. Edging strip seperates living and kitchen area.

BEDROOMS: Single beds are pushed together wth access to one side of each bed only.


BATHROOMS: Shower over bath with a shower curtain.

LIVING AREA: Cord pull blinds to windows.

GARDEN/EXTERNAL AREAS: No external areas
